"Charge" is defined as a point or points associated with the loan, loan fee, loan origination fee, or loan discount fee. However, a loan discount may be charged if a lower rate is desired other than what is advertised. All rates are based on a 30 year fixed rate, owner occupied, and Fannie Mae lending guidelines. Rates are based on a conforming loan amount of $417,000 or less. Points as stated is 1% of the loan amount. As example, 1.00 point on a $417,000 loan is equal to $4,170 in a loan cost.
